Dear All,

I added two more rooms to current rental house. The remodeling was finished on November 2017 and Tenant moved in these two rooms on December 2017. Below is the list of items in the contract with constructor.

Could you please let me know, which items I have to depreciation 27.5 years and which items I can depreciation for 15 years or less?

Demolition and excavations
Foundation
Plumbing
Framing
Electrical
Stucco
Drywall
flooring
Painting
Finishing (light, bathroom, doors and windows)
Roofing
Landscape

Thank you for your quick response.

The remodeling was done. I can not get SSN from contractors, But I have invoices and receipts. Do you think, it works for IRS?

Dear All,

I have one rental house that is not in an LLC. Last year I remodeled this rental house. Total remodel costed about $164k. Do I need to have w9 from contractors and issue a 1099?

Dear All,

My new house is just built a month ago. I found some cracks horizontal and vertical on outside wall (please see pictures).

Could you please let me know, is it normal for the new house? Or is there something wrong with the foundation?

What should I do now?
