This is a great post! One of my properties was affected and it took me 8 months to get the tenant out. It's not right that we don't have the right to evict tenants not holding up to their end of the contract.

I just purchased a property sight unseen in Baltimore City in the 21229 area close to Catonsville. You have to know the areas where to invest and understand what the prices for homes go in the neighborhood. Try connecting with wholesalers in the region through meetups and FB.

This year I purchased three properties. The first property from a wholesaler I worked with on past deals. The second property is from Hudhomestore.com. The third property was from a seller that sold me a property a year ago. As mentioned in this post, you have to hustle each day and follow up on leads. Constant hustle pays off!

Hello Justin,

I have been investing in Baltimore since 2018. I am currently finishing up a house in Dundalk (Baltimore County) and just purchased a HUD home in 21229 in the West Hills area. As mentioned Baltimore is a block per block city. Best to do your due diligence and ask the "right local investors" for advice before buying in the wrong area.

I prefer Section 8. I found my section 8 tenants to be no different than market tenants. As for the prospective tenants, do not compromise your standard. This is how landlords get into trouble and wind up doing and eviction 3 months later.

I don't have experience with Memphis Section 8, but Baltimore Section 8 is excellent if you can get through the inspection. Most of my rentals are section 8, and I prefer it. During the pandemic, I had no issue with getting rent on time. I also find that most Section 8 tenants stay longer in the unit, which is a plus for landlords.

One way we determine the need for the rent is to go to "GoSection8.com" This website is used for both voucher tenants and non-voucher tenants. I advertise on this website, but I also use FB marketplace. Because of the quality of our rentals, most of our current tenants recommend their friends that are also on Section 8.
