Hi, I've found a tenant for a unit I'm renting out. It's a 3 family house -- three floors. This is the first floor unit. I want to make sure they know use of porch is not permitted -- the porch is also  the main entrance to the home. 

 The reason is because I want to make sure the entrance to the house is a safe and comfortable area for all living in the building. For Ex--if you're entering your home -- and you've got a family or say the 20 year old  son and his friends hanging out and drinking beers on the porch ---this will be uncomfortable for the single mother on the 2nd floor and for the 2 professional women on the third. 

Would very much appreciate any ideas as to a clause I can add to the lease.

@Account Closed -- I'm still not 100% sure.

Also- another strange thing --> Although she has very good credit I did notice that she has student loans from 1997 and then no credit cards opened from then until 2012. So for 15 years she did not have a single new loan, credit card, etc?

@Thomas S. your reply made me laugh!

Partly, because the 'pigion waiting to be plucked' part is funny and in part because I really am 'desperate'.

It's not that the apartment has been listed for long, its simply that the quality/caliber of people that has been calling is just absolutely terrible. 

To follow up on the SmartMove check---it finally came back complete and she has perfect credit, no criminal record and no eviction history. 

I'm willing to wait for another tenant but my partner - a family member - who has been taking the majority of the calls, is perhaps even more desperate than I.

Thanks so much for the advice. So she did end up submitting the application for credit/background check. Yet the application is not complete and I don't have a final report because it says 

PENDING IDENTITY VERIFICATION. 

It's been stuck on that for a few hours.  BTW - I use SmartMove by TransUnions....in case anyone has any comments about that service.

I have a 4 bdr apartment for rent, (lower westchester county ny)  not in a very desirable school district so finding the right tenant can be tough. We do accept section 8 but are very picky when it comes to choosing a tenant.

Yesterday I met up with a Woman and her two children and grandchild- a 22 year old man and a 14 year old girl, and a little boy--her son's child who was about 4 years old. She says they are all on her Section 8 voucher as dependents and that's why she is allowed a 4 bdr aprt. 

I just have a funny vibe from the whole family:

--the Mom didn't want me to run a credit/background check. she had one printed that she said a realtor had given her and she didn't want to spend the money again. I explained that we always run our own. 

-- first off the mother looks nothing like her drivers license pic

-- her license says she was born in 1967 and there is absolutely no way she is 48 or 49......she's closer to 60 if not older.

--also license says 5'7"---also not the case as I'm 5'7 and she had heels on yet I was still taller than her in flats.

-- the mother looks Irish/German and the two children look African American Mix. I myself am north African so the topic came up on what my background was..... and she started mentioning that her children were part spanish and then she said "I don't know what else but they're a big mix" I think it's strange that you don't know what you children's father's background is.

--they were just way toooo polite. As in -- as soon as I walked over both the 4 year old and the 14 year old came to be with their hand out to shake mine and introduce themselves. Somewhat unnatural as if planned or trained---I just don't know.

--the 22 year old son has submitted the credit check request (credit not bad but his income alone is too low to support the cost of the apartment). 

--The mother says she replied to the request for credit/background check--but my service says she has not submitted her request.

Any ideas...feedback?

I'm almost but not 100% sure she is not who she says she is.

Hi All,

I joined this group very recently and am grateful for the amount of advice on the forums. I'm currently a co-owner of a rental property and looking for my first live-in-flip. 

I would like some advice from you regarding a couple of things.

1. I have been pre-approved for a 203K loan but really am not very comfortable with the loan officer -- mainly because of a lack of communication. I'd like referrals to another person who could re qualify me in the Westchester NY area. The only drawback is that they would have to do another credit check.

2. I've searched quite a bit on this site and have yet to find a lower Westchester county ny  or even Bronx 203K GC that is recommended. The house needs quite a bit of work--so any referrals in that area would be wonderful!
