Post: 3day notice to remove pet

Hi everyone I need your advice on this matter. It is kind of complicated situation. - i bought a 3unit property in Los Angeles - we did not receive a copy of lease contract from the seller. Only received an estoppel which didnt say a word about pet policy. - only one tenant provided us a copy of their lease contract (which says about "no pet policy") but the other two tenants refused to provide us a copy of their lease contract - one of those two tenants has her dog living with her but i cant really say if her contract says anything about a pet policy. - i can only guess it's not permitted but cant confirm. - but i do see that pet is not permitted for the other tenant. Now my question is; can i win this case if i bring it to the court?

Hello BP,

I was wondering if anyone knows or has done any type of RE investment in San Bernardino, CA. I'm on the process of moving on to Multi-family from SFH and San Bernardino caught my attention. I've done some study about this area and it looks good with cash flow compare to the other cities in LA county. However, renters market is my main concern. Will it be hard to find renters? What if I can't find any tenant with an average credit score? What is your average vacancy rate? One of the management companies in this area told me that their average vacancy rate is 8%, but I just wanted to make sure before I move on. Any help would be appreciated.

Ali Boone I just found this post. I definatley want to join your next meet up. I am from La Crescenta but more than happy to go anywhere in So Cal if i can learn more about out of state RE investment.
