I wish it was that easy in residential or commercial. You really need to focus on the expenses and NOI even in SFD investments. Example you could have one city with low taxes and one with high taxes. We focus on NOI

Yes seems reasonable, maybe you can negotiate out of that to make it stronger for yourself 

You can have her sign a new lease with new terms. 

There are plenty of private lenders who would do this, from what I am hearing. I dont think I can say here as i dont think we are allowed to self promote, but if you contact me I can let you know.

Yes there are, they may not be the best terms but they are out there. But there are a lot of variables, like reserves, LTV ect.

I am curious to see why you like one or the others and everyone's thoughts?

I would look on LoopNet etc. and search by the keyword vacant

I would suggest that the Buy, rehab, rent, refinance repeat is not the way to go for the long term.

Buy good solid real estate, take permanent debt and payoff the debt. If you buy one good piece a year, you will be very wealthy.

When people grow to fast, its a for disaster waiting to happen.
