Hello, my name is Audrey. I live in the Dallas area and I'm interested in purchasing a duplex to start my REI. I'd like to live on one side and lease the other side for a year or so. I've looked at several duplexes over the last two months. The question I have is, how do you get good comp information when it comes to duplexes? My experience so far has been when it comes to duplexes there isn't much to compare too. Example: I was looking in the Richardson TX area and only one duplex had been sold in that area in the last year. And it didn't really compare to the duplex I was looking at. I let that deal go. What tools are there? How do I determine what rent I can expect?. My Real estate agent told me I couldn't use homes or apartments to compare when it comes to duplexes. Any advice you could give would very much appreciated. :pup:
