Good morning, This question is for people who are familiar with the Lehigh Valley market inPennsylvania. I'm looking to hire a team of experienced bird dogs and wanted to get a sense of what the regional averages for bird-dog fees. Any help would be appreciated.

Cheerfully I'm going to be spending New Years on the sunny beach of Vero Beach Flordia to give me some time to crystallize my goals for the new year but This year I'm setting the bar at 100,000 gross. This will be my second year in business after spending the first forging relationships with some very skilled professionals. I'm looking to use Joe McCalls numbers of averaging 2-3 wholesale / lease options per month, anticipating making 5,000 per transaction, roughly. This may be a weird questions, but what do you guys find is the best way to visually display your goals in your offices as a constant reminder/motivational tool?

Thanks for your responses Travis and Uchenna. EDDM is definitely a good tactic, but I'm leaning towards the hand delivery. I'm mapping out some of the houses up for tax sale in my market and scheduling times to go door to door and hand them out or post them on doors. What do you guys think about that strategy?

Good morning everyone. I've a real estate wholesaling business in the Poconos Pennsylvania and I'm just starting to use flyers as a marketing tool. I know this might sound like a dumb question, but I like to get the ideas on the best ways to distribute fliers throughout my community in a tasteful professional way. Chris, I realize this post is sort of old so I'm not sure if you decided to take a leap into real estate investing with your downpayment, but a fairly safe investment you could try is near a local university or an out of state university. Get a good property that would provide housing to students and rent it out. You don't have to invest as much to fix it up, but you will have to take out more monthly to account for damage students will cause before they move out.
