Thank you Sean Durham I appreciate the recommendation. What area did you buy into? How has it worked out for you?
I am interested in what ended up working Ing your situation. I am in the process of getting estimates to build onto my SFR to make it a duplex. We are zoned for multi family. I am looking to find some good tips.

Hi @Jason Carter, I have been interested in investing in Grand Rapids. Is there a lender out there that you would recommend?

Oh yes. If we were to do it I would want it fully permitted and separate meter. I'm not thinking it will be simple. Since I have no experience I need a point to the right direction to learn what I need to know to determine if this is realistic. Thank you for the response. That's why I like bigger pockets.

I live in Los Angeles and own large SFR in R4-2 zoning. We would like to invest in real estate but in our area it's thought. This idea came to mind as I read about house hacking. We have make some major improvements on this home so why not make it to a duplex or triplex (apartment over garage). I need some direction in considering logistics. Is this even something I should consider? I would love to learn from those who know. One reason for considering this is that we live close to downtown LA and near USC. Long term goal is to rent to students.
Hi Jorge, Hey I'm thinking of buy and hold in GR. What was your experience buying there? I am looking at a couple of duplexes. I look forward in talking. Poli

@Bradley De comarmond thank you.  I plan to learn from everyone I can here.  I hear great things about Florida.  Are you investing in Orlando?

Very true @Elizabeth Wilson. I am just starting to learn. I will likely have to join in on a REIA group near me and search the forums.

Thank you all for being so welcoming.Elizabeth Wilson , Tom Ott , David Terbeek I will definitely look into turn key. I will also expand my search into Ohio. Michael Lee you have a point but the prices in LA are crazy but I will consider Antelope Valley, Riverside, and San Bernardino.
