Thanks Bill. I know I have a lot to learn, and I love being a student as much as I enjoy teaching. One of the things that initially drew me to this website was the "pay it forward" mentality.

Hello everyone. I am excited to have finally created my account and be a part of the community. I have found multiple answers to questions that I have posed to google from biggerpockets, so without question I see the value here.

I live in the greater Louisville, Ky area. I have worked both as a mortgage professional and real estate sales associate, but presently I work as a college instructor/program leader. I had a moment of clarity last fall when I took a long look at what was going on at the macro level and began seriously questioning why I wasn't positioning myself in what I had long believed to be the most attractive investment vehicle.

I have been looking actively in this market, and I will be closing in less than a week on a couple of newer duplexes in Shelby County, KY. I am very excited about my first income properties.

Although I have worked in the industry, I have adopted an entirely different mindset as an investor, and things have changed significantly since I left the industry (NINA loans, 125% cltv, etc). Consequently, I have already learned a few expensive lessons and would like to a avoid making more in the future by leveraging the collective wisdom found here. Thanks for all the great posts!
