I am about to close on my first condo. I am thinking of hiring a realtor to get the unit rented out. Few realtors I spoke to are charging 1 month rent. What services should they offer as part of renting out. some I was thinking of. Anything else I should look for ?

Also, few are asking to sign exclusive contract to market. I see that there are few apartments available on rent in the community. I am thinking of reaching out some agents who are already marketing apartments in that community.

1. Do credit check 

2. Background check

3. Prepare the lease agreement

4. Fill forms needed to be filled by state

5. Show the property 

Typically what strategies do agents apply to rent out faster with get a good renter.

Will keep this mind and find the right agent who has rented out units in the community.

I didn't mean to do it without letting the agents know. I guess you assumed that. My goal is to get the condo rented out faster and not try to fool the agents.

Thanks for the reply. What are the typical terms in the contract ? Am I allowed to find a renter myself? How do i find agents who have rented out apartments in the community I am about to buy.

Started looking for my first rental property after watching BP webinar. Have used some tools on BP. Not really sure how to proceed. Lot of different ideas on BP. maybe too much information for me. I was looking to at first

1. Buy a condo and rent out and use equity and rental income. I cannot buy cash and need mortgage. Can do down payment.

With this got stuck on mortgage pre approval.

2. Looking for multi family with some rehab. But tough to find leads. 

3. Started looking for unlisted old properties in the area. Not got of the ground.

Guidance from pros appreciated what's the best first step.
