Yup thanks...if there is anyone here who has experience in any of these or other North St louis areas would appreciate your input...

@Nathan Gesner thanks, the link you shared is for the City I don"t think it necessarily applies for Jennings...I may be wrong though..

Yup makes sense...

So I understand that Jennings is tough regardless compared to other municipalities? Places like Baden/Glasgow village/Walnut park and other in the City are generally easier to deal with in your experience or knowledge?  

@Lee Carrell is this all over North City\County or are there some areas that you know that worlk with investors? And is there something I can do with this property to get the issues that need to be dealt with and hand it over to the tenant (is a handyman) and waiting to move in, but now he threatens that he will lock it up etc...He doesn't even want to send me a list identifying the issues that need to be fixed (he said something like I don"t give out punch cards)  just close it up and get a Licensed contractor in...I just redid the plumbing and treated any mold issues painted etc...really don"t understand what the big issue is...

Hi I am having some difficulty in understanding the rules of the Inspection in St Louis, they say I cannot even show the house before I get an Inspection. I usually do up the major work like plumbing electrical and foundation/mold issues then rent the home at a low rental or on Owner Finance/Land Contract/RTO terms (I keep title until midway through contract) and leave the cosmetics and minor repairs up to the tenant buyer and they are responsible for to obtain the Occupancy Permit. Now I did this in Jennings and when the Inspector came, he was really p***d saying that I cant even show the property until I get all done up move in ready with a licensed contractor...and he says hes going to lock up the property until I get all fixed up. I am relativity new to St louis market (Iv been investing in Indiana where this was not a requirement) so my question is this all over North City and County or specifically a harsh requirement of the Jennings municipality? All help will be really appreciated... Thanks!

Thanks for the info, had been very helpful.

Now if I set it up as a Rent to Own (in the future) instead of a seller financing/land contract, would I be able to avoid going through the whole foreclosure procedure as mentioned above, and be able to file a regular Eviction?

I sold a property on land contract in St Louis, MO. After a couple months the buyer stopped paying. Do I go through a regular Eviction to regain the property, or would I have to go through a Foreclosure? Would appreciate and input or suggestions (before I go through an attorney). Thanks

Hot market, great rents, tenant just vacated will need some updates, MOTIVATED SELLER!! Will consider Owner Finance. I'll be honest, neighborhood on the rough side...gotta know what your up too...

Tenant is vacating home today, will be showing it tomorrow afternoon. Don't have any pics and as of yet I am not sure of the home condition...but low taxes low HOA fees, pretty decent cash flow and Motivated Seller should get you a good deal...
