Check Propana, Modus Matrix, AR House.

Isn't there an owner dashboard you can use?  I would try adjusting the information through that.  It could be taking similar rents around the area to achieve that number.

How old is the house and how sure are you of these numbers?  I'm looking at Cap Ex and unless the home has been recently updated or is newer, I can't see it being that low.

Plus, is this property in Las Vegas or are you looking to get a home somewhere else?  I see property mgmt is low-ish and if you are local, you may find this being a great time to analyze what the property mgmt. company can do.  They can make or break your deals, they can also determine the vacancy rates.

I think it's also helpful to determine the desirability of this property you are considering.  Will it attract low income and common rent skippers or is it desirable enough to attract true competition and allow for those with a better track record to feel compelled to apply?

Other than those questions and suggestions, sounds ok to me.

I know that as a college student, you can get plenty of information that would otherwise be prohibited.  I would either find a student who is studying urban planning or something down that line and pay them to get the information or enroll in a community college and represent yourself.  I've been able to speak with apartment building owners, lenders, property managers and investors who were thrilled to educate me and help me with my paper.  Just be honest though, as Karma loves coming back around!

Thank you, @Arpan Patel!  I will bring those numbers in as well.  Someone mentioned that I should know who the largest employer in that area is, any ideas how I can find this out without having to do a lot of door knocking?

The first question is the size of the building. How many units are you considering with the commercial building? You must also consider age. How old is the commercial building? When was the last time things were replaced?

I tend to prefer commercial properties over residential in today's market due to competition and limiting capital expenditures.

Hello everyone,

I partnered with a co-worker to buy 2 properties; one single unit for $16K and a 2 family flat for $25K. The first property was bought with cash and the next one was under a land contact. Both properties are in my partner's name. 

My issue is that we never signed a contract and I want out of the deals. We were supposed to get insurance on both properties and make higher quality repairs.  He refuses to get anything in them and I'm afraid of being held liable. Though my name isn't on any of the paperwork, I do not want to be held liable. 

I let him know know want out and he's willing to give back a portion of my investment. Any advice?
