A property that is listed for the sheriff sale, who owns it? As in if you would try to buy it before the actual sherrif sale, do you speak to the lawyers, the bank or the current home owner?

Anyone has experience with this?

In short: What is the best way to go about buying a foreclosure before the sheriff sale?

Where can I do my due diligence on a house that's listed for the sherrif sale.

Also what should I be looking for?

Do you need to pay the whole thing in cash right away at the court house or you have a couple of days?

On Zillow the price is incredible! But how would I know how much the upset bid will be?

What other fees can be thrown at me?

Is 80% of LTV minus your loan the most you can get for a HELOC or a cash out refi?

Does anyone know any banks that would do 90% of LTV?
