We just lost a bid (again!) this week :( Question @Jay Hinrichs when you said  "but i put in I would pay 2k more than then next highest and best.. must provide written proof." What honest/reliable written proof must they provide?

Hi @Loren Thomas,

Thanks for your willingness to share your expertise! Looking to have separate electric meters for a 3-unit multi-fam. There were electrical updates done, currently has 2 electric meters (1 for common areas, 1 for whole house) but somehow owner did not separate electric for each apt. What is an approximate cost of separating meters?

Hello BP family!

Attached photos show home on subdividable lot. The vacant piece has water run off from a slope which owner has nicely landscaped with decorative bridges. There are no bodies of water anywhere close to this neighborhood, water just comes naturally from slope. My question is - how feasible, expensive is it to  build on this vacant lot? What needs to be done- land fill, engineering, etc.?

Hi BP family, 

 FannieMae has a mortgage with 5% down payment when buying for a parent. 

- If my parent pays a portion of mortgage, can I claim this as rental payment?

- Under this program, I am considered the owner occupant - will this preclude me from buying my own home as an owner occupant?

Hi BP family, Can I have a survey done on a property that I don't own yet? There's a house on it and the building department says the property is subdividable but he needs to look at the survey to make sure. Thanks so much!

As you can tell, we're new to subdividing... Does surveyor need to put stakes on property? Or can he just provide the survey report so I can show building department? 

Hopefully that will also cost less. Also wouldn't want to alert other buyers to subdivision possibility as this is in a very hot town...
