I'm either entering the wrong estimates or the market prices are too high here e.g. realtor.com mls# 1400476

If I estimate an arv $240k, purchase price  $170k, refinance of $140k @ 3.65%, income $1400/month, 95% occupancy & mid expenses since its a rehab, I still get bismal numbers.

If you plug in some estimate numbers, what do you get?

Hello, I'm an absolute newbie. I think we have spotted a fantastic fixer upper & all we need help with is figuring the numbers to input to the calculator.
