You're correct on families outgrowing the city, @Miles Baltrusaitis 

However, the commute to the city is much easier than the commute from the city. I know several people who have left higher paying jobs in their early twenties because they couldn't handle a commute from the city to Oak Brook, Schaumburg and made arrangements to accommodate their desire to live in the city. Furthermore, I know many more folks who specifically declined job offers from companies in the suburbs in favor of keeping their commute within city limits. To your point, yes, once they began having families, the move to the suburbs will follow, but that's happening much later in life. Cheers!

@Bartek Marciniak What neighborhood in this in? It appears you used a FHA loan. You'll be living there I assume?

I enjoyed this post. Keeping with @Brie Schmidt comments, companies in the Chicago suburbs are finding it increasingly difficult to attract young twenty-somethings to come work for them. Everyone my age wants to live in the city and have that experience and I can't blame them. Furthermore, as my peers put off getting married and having kids until much later in life, the inevitable "move to the suburbs" to chase a yard and a school district happens much, much later in life. 

As someone who owns property in and loves Charlotte, I'm definitely bullish on the city for the reasons mentioned above. During my trips to Charlotte, I rarely meet native-North Carolinian. Everyone I meet is from the Northeast (like myself and my family in Charlotte) or Pennsylvania/Ohio. Charlotte has a great plan lined up in terms of expanding their rail line and the downtown area, conveniently named "Uptown" is just fantastic.

@Dyryl Burnett I agree with both @John Weidner and @Brie Schmidt 

I became licensed in order to view my own properties, broker my own deals, and be able to assist friends who were reaching out inquiring about making purchases. I found a managing broker on Craigslist and explained my situation. They're more than happy to take a few hundred bucks from you a year while you don't eat up any resources. Additionally, after you pass, you'll receive dozens of solicitations about people wanting you to join their firm. Good luck!

@Justin Poulsen nailed it. @Bradley Levy I looked into this a long time ago and I believe every neighbor within a certain feet range had to sign off on it and the city needs to review. I believe the non-refundable application alone was thousands. Additionally, why would neighbors sign off on more people/traffic on their street. If you track this down let us know as we would be interested. Cheers!

Pilsen, Humboldt Park & Logan Square are obvious choices. As a Logan Square resident, I can tell you that there's something new on Milwaukee every week. Also, even the most Lincoln Parkers will tell you that the best restaurants in the city can be found in Logan Square.

 In no particular order, here are my "sleeper" hoods.

1. Portage Park: Take a look at all the development going on at Six Corners. Portage Park has a very passionate neighborhood association hell bent on reviving Six Corners. New restaurants, craft breweries, etc.  

2. Old Irving Park: The best hidden gem in the city. Close to 90/94 and the CTA Blue Line. Developers are salivating over lots here and I can't believe so many people have no idea this neighborhood exists.

3. Avondale: The Belmont Blue Line saw the highest ridership increase of any CTA line YoY in 2013. Purely a Logan Square overflow play.

4. East Garfield Park: A much longer term play. Close proximity to the Loop with Blue & Green line trains right there. Gentrification will continue to creep west of the United Center.
