Looking to network with others that have access to Gold or wishes to purchase Gold. We also have emeralds and diamonds resourses as well.

Thanks for the feedback guys, however I have several co-workers that are charging this fee, and making it work. I personally have not started it, but there are times when I wish I had. I recently had a pre-approved buyer that I showed several homes too. She lost a couple of bids, ( via short sales) changed her mind on a couple, ( wanted a different home or rate ended up being too high) and eventually got discouraged, quit her job and moved out of state. I ended up writing five different offers for her, and never made a penny off this "pre-approved" buyer. Had I charged a retainer, It would have at least compensated me for some of my gas and time. I agree that if ALL the brokers charged the fee, then it would become more acceptable. Again...I thank you for your feedback.

HI..Mark Brian from SC....my goals are to network in the higher end luxury homes arena. I have just begun to dabble in high end properties outside the Carolinas such as golf courses, REO packages, shopping malls, etc. Of course should I have a client looking in your area, I will glady send them your way....thanks for your response.

I have sold a few short sales in the past. With the way the market is today, her bottom line price is probably too high for a short sale. Buyers usually offer thousand of dollars less than the asking price when looking at a short sale purchase.

Hi....everyone, with the increase of gas prices, and the uncetainty of would be homebuyers, is there anyone out there charging retainer fees that can / will be refunded once a home is purchased? There are a few of my collegues that are charging this fee and have been very successful. I am on the fence about this, and would welcome your comments. Thanks

Hi.....I have two clients that needs commercial financing.

Borrower one needs 24 million to purchase commercial land, for mixed use, high end commercial condos/offices/suites. Total project will be valued at over 200 million upon completion. JV opportunity available. Property located in Kannapolis NC

The second borrower needs 1.6 million to purchase a commercial property in which they are currently leasing. (building is appraised at 2 million). Currently operating as a church, but looking to open a private christian school as well. Instant equity of over 1 million. Property located in Charlotte, NC.

I have business plans for both, however neither one has upfront fees available. Both have money already vested in the property, and they are open to creative financing.

Credit scores are in the high 600's or more. If there is anyone that can put this deal together, please feel free to contact me.
