I lived in the North/North east suburbs of Atlanta. For sure thriving economy and strong appreciate market (but isn’t crazy appreciation or price like LA NY types). However I wouldn’t expect 1% rule deals unless you have a screaming deal.

From my experience BP isn’t a great place to learn about wholesaling. It is an awesome place for investing though. Some of the negative comments on this post showcases this.

I don’t know if I’m a unicorn or the 5% of the wholesaler newbs. But I started in Mid 2020 and have closed 15 deals since then. I can’t tell you if you would achieve the same or better result. But I can assure you that you can make it happen if enough dedication is put into it. Sure it takes studies and lots of trials and errors. But this isn’t rocket science or requires 4 years of professional training.

Following but I don’t think any wholesalers would raise their hands and said their markets are good for wholesaling.... It is basically asking for more competitions.

I’m not sure I can answer that question accurately. However to make your property appeal to students, you need to be very close to campus. The closer the better, but that comes with an increased price. Properties outside the loop are generally not rented out by students.
