I have tried bizquest.com type of business brokerage websites and asked some friends around but it was not successful. 

I would appreciate if anyone could give me some advises on where I should go to or how to look for deals.

Yes, it is always better to manage each property with a separate account. If you are filing Schedule E (Individual tax return) you have to do that anyways. 

Some property management softwares let you connect each bank account with your property. It is easy to manage the financial aspect of your properties.

As you already aware, some property management softwares offer more features than necessary. 

Here is some of the features you may expect from property management softwares.

  1. Online payment system : Connect tenant’s bank account with landlord’s and the rent automatically gets paid monthly.
  2. Bookkeeping/Accounting/Tax preparation : Some softwares offer linking bank account and credit card with the software and semi automatic bookkeeping is possible.
  3. Tenant screening : Enter the prospective tenant’s information and you will receive the credit report and criminal record.
  4. Service request : When something is broken at the property, a tenant sends a request to the property manager, the property manager responds and solves the issue by preparing vendors.
  5. Leasing : Some property management softwares have a feature to post listings when the property becomes available.
  6. Reporting : Monthly or Yearly summary for work order requests and rent roll and whatever happened during the period.
