As we hit the deck plates, we're finding out flipping in va beach is tough.

@John. As we do our research we are figuring out that it's not impossible but all those home run properties are taken by cash investors. Basically speaking, we would be looking forever trying to find that 65% window for rehab and purchase price.

Let me give some background on our conversation 

My business partner and I just started our LLC and we found a hard money lender who will fund 100 percent of the rehab but the rehab and purchase price must fall within 65% of the ARV. I was telling my business partner I would like to have 10k as a cushion\ startup money but my business partner thinks that's not all that necessary.
