Thank you for the feedback. We want to start with multi-families (as high as a Quadplex) in the area of Fort Worth. However, they are hard to come across at a decent price. The rent, depending on the unit and bedrooms, may go from $1200 to $1500. I have conducted a few analysis on some properties through the Bigger Pockets calculator and am still in the process of analyzing other properties. 

Any suggestions on how to deal with my current lease?

We recently moved to Fort Worth from New England. We are renting a home and have a 12 month lease. We've been renting 2 months thus far. We have done enough research on real estate and would like to get started with investing on rental properties. I have about 15K to get started. Should I wait till the end of the lease to pursue rental property investments or should I negotiate with the landlord? I would like to get the ball rolling but need some clarity on how to begin this pursuit. I thank you in advance for your support and feedback.
