Keep it, keep it, keep it. We are on a climb in values and you will miss out on increased equity you will regret if you sell now. It's a no brainer as far as management (rather worry free). You really have a great opportunity to watch the values grow. I've lived here in NOLA for only 5 years but the last year has been amazing. New movie studio just started (don't worry the reduction in tax credits to the industry are not affecting us much) and the growth in population is evident and continuing.

In Colorado you are required to NOT report it. It's called "psychologically disadvantaging" a property.

DO NOT PARTICIPATE IN the city of New Orleans Adjudicated Property tax liens sales. The first are July 1 (only a handful). They are past rejects with questionable title searches even though a brand new assigned title company will give alleged title policies. The boiler plate attorney opinions warn that past heirs can come forward anytime in the future. The city of New Orleans knows it has failed to properly notify heirs, continues to sell tax liens over and over on the same property without proper notification of lien owners. Win a judgment against the city and they don't pay them!

WARNING:

You can easily be burned with ANY tax lien sales in New Orleans. The boiler plate attorney's opinion on all coming up July 1 and August 5th states heirs can come forward anytime in the future. This special sale is due to failure to sell "lousy" certificates in the past and the spreading knowledge that the city is knowingly failing to notify all parties. For example, I purchased one months ago that listed ONLY a single man as owner and one other party. The other party was a former tax lien certificate purchaser that has been burned. she referred me to her attorney who disclosed I am the third party to purchase in a 6 year period without proper notification. In addition, there is an IRS lien and other judgments. The city knows full well they are setting up future purchasers for failure and this attorney was a city attorney until 2002 when the city paid their judgments. They no longer do so if I want to sue I must file a federal lawsuit and the attorney was hoping I would to stop the practice of defrauding the public! NOTE: Just days ago they have announced a different title company that will allegedly supply title insurance. That's not comforting in these sales - shame on Civic Source, they are part of the problem.
