Under 10000 sf total. I'd use no more than 2000 of it. looking to purchase.  Seller finance would be ideal. Tbh I'm not actually expecting anything appropriate until 2025 or 2026 but just putting it out there for now.

I had issues with my contractor and my property manager, but I think I could have handled all of that.  It is to be expected.  I initially thought that by purchasing a 3 family home with 3 different tenants, I'd generally have a positive cash flow.  If one of them don't pay, at least the other 2 would.  I guess I didn't factor in the fact that the tenants speak with each other and give each other tips on how to work the legal system in Philadelphia.  I found myself in a situation where I had to evict all 3 tenants!

I think Philadelphia is nuisance to invest in.....from the rental permit (lead testing) & annual birt and npt tax....it' just annoying paperwork.  Jersey City, for example, is much better!  Less annoying paperwork.

Yes, definitely talk about your problems so far. Sounds like you're not down on Phila as a market so you've done at least some analysis and problem solving about what went wrong and where to do better for your next property!

Matt, congrats! Eliu's questions are great, yout answers would be so helpful!

Normally i'd say just take 25% of the cash and pay down some of the debt, but if 50k can give you $500/m, end of the year you'll already have 3k saved up already, plus you can borrow more against it. I'd just pay it off

Side note: i meant to say i'd be doing all 3. A & b are steps to C. Also keeping it to 80% Ltv keeps it conservative there while you learn what AZ is like and while prices adjust

a) renting out the Bay area house

b) borrowing up to $400k in 2nd mortgage/home equity loan on it (up to 80% ltv) 

c) using that for AZ home purchase. If enough for duplex, awesome! If not still ok. Ideally the rent covers both loan payments and the $200k can be invested in HYS account while you scout AZ market more. Eventually, you find a good deal, and that 200k is even more and you still have W2 income saved during that time to add to it.

I have seen that FHA and VA are assumable. Another reason why it's worth the extra effort to go through them up front when it's a lot of steps
