Thank you everyone who has replied, 

I forgot to ask the most important question of all.  Since this is my first time refinancing, what other things should I be thinking about?, what other questions should I be asking?   I am an avid reader, are there any books I should read to be familiar with the terms and options available to me?  Those of you who have done this before, do you have any other advice?

BTW, I forgot to ask what are the more likely ballpark rates for a project like this nowadays? Are rates different between new acquisitions and refi’s? Thanks.

The real estate plan is working, I have been holding a couple of apartment buildings in southeastern Wisconsin for 7 years and they have appreciated in value.  I am ready to do a cash out refinance and keep investing.  Three related questions:

1) Who should I approach for the refinance (2 buildings - 36 units) in southeastern Wisconsin, some names I have seen in past forum posts are TriCity, US Bank, Summit Credit Union, Landmark Credit Union and Waterstone Bank, but I don't have any names of anyone I should contact in these places.  I am in the Milwaukee area and properties are in the Janesville area.

2) Would these be the same institutions to use for new acquisitions? (same general geographic area)

3) Would anyone recommend a mortgage broker instead of going one by one through these various financial institutions?

Hello fellow investors and real estate professionals.  I am new to Bigger Pockets but not to Real Estate.  After reading books for about two years regarding business and real estate, I plunged into rental real estate and haven't looked back.  My wife and I have a growing portfolio of 38 units in Milwaukee and Janesville areas.  

We live in Franklin with our 5 kids, the oldest is 10 years old, we homeschool the three oldest.  God willing, I will be ordained a permanent deacon in the Catholic Church this fall.  I consider real estate the future for my family and am working at buying back my wife's time so that she can spend less time at work and more time with our kids, she is a wonderful mom.  

I have reached a plateau in my level of knowledge and experience.  My dream would be to connect with someone who has more experience to help push our business to 100 units and beyond.  I am still hungry, willing to work hard for my family, willing to learn and humble enough to know when I need to ask for help.  For example, I need advice with financing of future purchases, I especially like small to medium apartment buildings, how to access the equity in my current properties for future purchases, establishing the proper holding entities, approaches to reducing costs and systems that I should have in place to allow for scalability as our business grows.  I know that everyone is very busy, but I would be very grateful to anyone who would reach out to me with their experience and knowledge.  On the flip side, if there is someone who would like my help or advice, I would be glad to give it.  

I have only been on BP for a short time, but looking around the forums and posts I appreciate the way that you help one another to be successful.  It encourages me to see people giving advice to newbies and pointing people in the right direction.  I wish each of you the best of luck in your businesses.
