@Jesse Thurston I had completely forgot about the REIA meetings that I could attend , I'm gonna make it a priority to attend one

And I had only been searching job posts and few to none come up but I’ll start by given calls from now on.

@Vijaianand Thirunageswaram I plan on going to the Champions school this Friday as I’ve asked off worked to get a chance to actually walk down the school and get deeper information about their program.


And I’d definitely would like to talk to you about the intern opportunity as I’d like to have a mentor that I could learn from and gain experience. My wife and I have put ourselves in a position where all this is capable as we have no debt except primary home mortgage and created a 6-8 month emergency fund, and while we pursue owning rental properties I also want to pursue a career where I can have an edge as a real estate investor.

Currently I am a technician at water and sewer plants which doesn’t do much in RE and also have 7 years experience in scaffolding in refineries which also doesn’t do much in RE , all I believe I’ve achieved is creating a good work ethic.

I’ve given getting a RE license thought as I live really close Champions School of Real Estate and that’ll give me an edge when purchasing rental properties as buyer and agent. Thanks for the information on mortgage officer that’s also something I need to look deeper into. That story sounds great! Congratulations on achieving your own business group.

Can you go into more detail as how I can be an intern for an investor ? I've read and listen to BRRRR methods as that's my wife's and I goal in investing in real estate.

That is definitely something I would like to achieve and it’s very realistic  , Champions School of Real Estate is a short distance from my house. I just haven’t found the time due to work to walk in and take a tour and ask many questions I have in mind. Definitely something I need to atleast consider. 

What would you recommend be the next step once a real estate license is acquired?

My wife and I are on our journey to become rental properties owners , as of now our plan is to purchase our 2nd home and put our primary for rent then refinance and take a equity loan on our primary and invest in a 3rd property to also rent . While that is a work in progress I’ve set my mind to explore in a new career that’ll give me an edge as an investor in real estate . Being that I don’t have a degree I’d like to ask my fellow Houstonians for advice or recommendations on how I can further my knowledge of real estate by entering an entry level position or use my experience/work ethic in a career to help achieve that goal.

Hello BP ,

My wife and I are pursuing investing in real estate in our local Houston market and we want to commit to owning single and small multi family properties rentals. We have analyzed properties and created a spreadsheet to calculate potential ROI, we are pre qualified with our bank and have a application on hold due to being 90 days after they pull your credit for the loan we would have to be putting offers. What types of loan are recommended for an investor buying and holding to rent? Should we apply for loans through direct lenders or brokers instead of our bank ?
We are eager to learn the best strategies to turn real estate properties into passive income so being that we are full time employees we hope to hear how successful investors made great deals , what mistakes can be avoided as first timers and how you can truly invest yourself into a life of financial freedom.
