@Kyle Van Dieren Kyle, I too am currently looking in the Sacramento/Central Valley. My wife and I just sold the apartment building we owned in San Francisco (don't get me started on the rent control issues, outlandish tenant rights, etc). San Francisco is not worth the investment and headaches.

We're currently looking to purchase a 30-40 unit complex now and then another early next year. Fresno is another market we're looking into. Ultimately, we would like to invest out of state (AZ - Phoenix).

It's great to see and know there are other investors interested in the same markets we are. Never know where life takes you....some may end up being partners on a future deal.

Wish you the best of luck Kyle. If you would like, we can stay in touch and I can give you info on the Sacramento market as I come across it (e.g. cap rates on recent deals, expense % ratios, etc.)

@Rosy Bruno Hi Rosi. Some of the great books I've read recently are:

  1. The Millionaire Real Estate Investor by Gary Keller (of Keller Williams)
  2. What Every Real Estate Investor Needs to Know About Cash Flow..and 36 Other Key Financial Measures (as a Corporate Finance guy myself I gravitate towards numbers naturally)
  3. The ABCs of Real Estate Investing by Ken McElroy
  4. The Book on Tax Strategies For the Savvy Real Estate Investor by Amanda Han (BiggerPockets book)
  5. The Real Book of Real Estate: Real Experts.Real Stories. Real Life by Robert Kiyosaki

I will definitely follow this discussion as I'm also interested in mid to large multifamily properties in the Phoenix & Tuscon areas.

Right now I'm looking to invest in 30-50 unit properties in the Sacramento/Central Valley area but will look at AZ markets in the next two years.

I'm looking for a solid and professional property management company in the Sacramento/Central Valley area.

My requirement is that they must have experience managing 30-50 unit multifamily properties in the area.
