Hey BP, 

Im curious on what some of you would say as the better route to go and why.

I'm at a crossroads between:

Starting and focusing on New construction for single-family houses to eventually get into being able to build small to medium editions as a long-term goal. Certainly, I know there are many steps and learning to get to that long-term goal.

or 

Investing in apartments starting with small to medium size and with time, experience, and partners to get to large apartments.

Which have you found to give you a good balance of time btw investing and family?

Which do you feel has better returns short term and long term?

Why would you recommend someone to go into one of the other?

thanks for thr information I'll start with finding an architect. We have a builder currently so need to check on the lender side of things as well.

Hey BP fam, im interested in building new construction properties to sell on market. Im in the Indianapolis market and I have some land I would like to put up a structure on.

Can someone point me in the right direction to start learning how best to tackle this first one and subsequent ones.

I appreciate any help you can provide.

so i have a buyer who wants to purchase the property with seller financing since he brought me the deal and couldn't afford to buy it himself. we agreed initially that they would purchase within weeks. The location is perfect if he ever decided not to continue with the purchase.

but I also don't want to lock up the money in the property so hence the cash-out refi.

The goal is to cash out my 100k @7.5 to 8% then do the seller finance for the buyer at 120k and just keep the difference as cash flow.

Hey BP,

Looking for some advice on how to structure this deal.

I have a SFR (purchased in IN) I bought cash. I have a buyer who wants me to seller finance the deal. here's the numbers.

Purchase price 120k, @ 10% over 30 yrs. Payment of $1,071.84/mon

As I own the property free and clear, I want to do a cash-out for 100k (as-is value 135k) on the property so I can use the money for a dp for other deals.

What im thinking of doing  with the seller is a land contract with the above terms (not recorded), then a lease that renews yearly at the above payment amount. the buyer will still get the principal paydown from the land contract, but the lease is in place if they don't pay.

has anyone done something like this or have any recommendations?
