Single-family residence fix & flip investment.

Purchase price: $135,000
Cash invested: $35,080
Sale price: $230,000

During this rehab we replaced the central a/c, created a Master Bedroom with an enclosure to the Great Room, changed all lighting fixtures, replaced all broken glass, painted full interior, fixed all issues with wiring, countertops, backsplashes, appliances, sinks, faucets, vanities, as well as floating laminate wood throughout except for the Laundry Room, Kitchen, & Bathrooms. For those rooms we installed ceramic tile.

What made you interested in investing in this type of deal?

Property was full of potential and surrounded by newly developed homes increasing it's value.

How did you find this deal and how did you negotiate it?

I am an experienced Real Estate Broker.

How did you finance this deal?

The investor arranged financing.

How did you add value to the deal?

Listed in Description...

What was the outcome?

$60,000.00 profit.

Lessons learned? Challenges?

Code enforcement. I needed to have trash removed almost daily to avoid fines.

Investment Info:

Single-family residence fix & flip investment in Holly Hill.

Purchase price: $65,900
Cash invested: $14,700
Sale price: $110,000

We installed a new roof, repaired plumbing, upgraded kitchen, upgraded electrical panel, removed excess trees and shrubs, upgraded bathroom, polished wood flooring, basic drywall repair and paint. After repair we were able to sell for a profit of $29,400.00!!!

How did you find this deal and how did you negotiate it?

Identified this property based on my client's criteria.

How did you finance this deal?

Investor financed.

How did you add value to the deal?

Brokering the purchase, coordinating all repairs and inspections, brokering the sale.

What was the outcome?

Property was held on pause mid-repair for approximately one year due to investor financing issues. They were considering having Double H Realty Corp. rent the property as well. Ultimately the decision was to sell.

Lessons learned? Challenges?

Roofers will attempt to skip steps if you are not willing to climb the ladder. Do It!!!

Of course I did.  However, I was giving a brief overview of the project for anyone interested in my services.  All serious inquiries would be met with complete data for analysis.  Most investors will understand that 61k in 8 months provides adequate room for significant profit.  

Being a Real Estate Broker, the costs you indicated are naturally part of my foundation of thought.

On this project, we evicted current tenants (who were not on a lease with previous owner). Coordinated all repairs, including roof, drywall, window replacement, floor leveling, carpet and wood flooring installation, appliance replacement, plumbing repair, central air conversion, paint, yard structure removal, electrical repair, as well as landscaping with Double H Realty Corp. Property Enhancement Group. Then listed for an ARV of 2.12 times the original purchase price all within 8 months!!!

What made you interested in investing in this type of deal?

I find the challenges of assisting clients in reaching the full potential of their goals involving real estate incredibly gratifying!

How did you find this deal and how did you negotiate it?

An investor was referred to Double H Realty Corp.

How did you finance this deal?

Investor Capital.

How did you add value to the deal?

Applied the correct contractors in the correct order to maximize efficiency in assisting my client in achieving his goal ahead of schedule.

What was the outcome?

A profit of $61,000.00 in sale.

Lessons learned? Challenges?

If possible, have the seller handle the exit of any tenants/occupants who may be on property.
