Thanks @Ben Steelman I'm always looking at deals in the Mid-West. I have to identify for one of my exchanges by end of March so let me know of any deals in the $1.5MM range.

@Account Closed I appreciate your insights, what does the military rental program entail? Is there a certification of some sort for the PM?

Looks like you dodged a bullet there @Derek Harris! Any company that’s still not digitalized is a red flag for me. 

Hey @Nick Taylor what sort of properties are you looking into? I heard Airbnb rentals do well in St George since Zion is not too far. There’s not a lot of inventory for apartments under 25 units and if there were they’re priced like CA

Thank you @Ryan Kelly for your feedback. My concern is the dependence of the city in one industry as well. I think closer to Austin is a safer bet and will look into it.

You hit the nail on the head @Derek Harris I found a deal that looks great on paper but some showing some concerns under the hood. How were you able to find out about the tenants not paying the rents? Did you eventually back out of the deal?

Thanks @Danny Webber for sharing your experience in the market. It sounds like a stable area but slow growth. My concern are the overvaluation of some of the listings on the market and the city having only a few major employers. If you have any off market listings in the $1.5M range in Austin/ Waco do let me know!

Thanks @Andres I. Cepeda for the feedback. Glad Killeen is close to Austin, I hope it gets the spillover population. What are the main industries/ employers besides the military base?

Greetings,

I am an out of state investor looking into the Killeen, TX market specifically a 26-unit for sale. I am in a 1031 exchange and seeing more doors compared to where I live in Utah. My question for existing investors in the market is how has your experience been and is supply keeping up with the demand? The complex I'm looking at is 100% occupied and turn-key for the most part. I'm planning to hold for 5-10 years. Also, what is the nearest metropolitan/ tertiary market in the area?

@Jim S. yes I've been looking at KY, TN as well. The cashflow on one of the IL properties I'm looking at caught my attention so I delved in to see if it's worth the tax rates.

@NickRutkowski That's true about the regulations and pizza style in NY. I thought CA was pretty bad towards landlords until I read more on NY. 

@BrianPloszay Good to know on Calumet Park's limited tax sources. It makes sense why the RE taxes are so high. My other concern is getting a property manager who can service the area. And also if RUBS is even viable since the area is lower income.

@MarkKenny It seems like you have to know the Memphis area by the street on which properties are viable. I'm listening to a podcast about it. Are you doing long term rentals on SFHs? There's quite a bit of inventory for multi-family in Memphis. I'll delve into the market deeper. I've heard Indiana and Kentucky are good options as well.

@MarkKenny I've been seeing a lot of great deals in TN. What are your thoughts on the Memphis market? I've heard it's a higher crime area but I read about more companies moving in the area. I was following a deal in Union City, TN, a little rural but the cash flow presented made a lot of sense. It's under contract now but I might put in a backup offer. 

Philly looks like a great market with a large student demographic and professional as well. I'll look into it further.
