Hey guys, I own one rental in Palm Beach Gardens. It hasn't had 1 vacancy in 3 years. I was looking at some single families in Riviera Beach, hitting great cash on cash ROI. I know its not as great of a neighborhood as Palm Beach Gardens but do you think the vacancies would be different?

Also overall, how would vacancies differ from market to market over the big cities in Florida (Orlando, Central FL, Tampa, Jacksonville, Miami)
