I have a cash purchase condo from years ago in the SF Bay Area which I'm looking to refinance. Due to low owner occupancy ratio, I understand this will be a non-warrantable loan. I see few discussions in the forum about talking to local credit union and banks. Can anyone suggest one they have experience with recently?

Hi BP family, Like to get your take here. One of my 2bd condo should be able to rent out for $1700 according to few sites I've researched. However the next door neighbor in a 1bd asked if I would rent for $1500, and he has been renting this 1bd for past 11yrs and I can call his landlord for reference I think most of us worry about tenant stability but at what cost. While past rental history is good, it cannot dictate the future. I'm still screening other applicants $1700. What would you do here? What's your rule for rent changes? Thanks Henry

Hi BP family, First post here, been enjoying the discussions, lots of great stuff! Want to get some opinions aside from my mortgage guy. I have a 2bd condo in Concord CA free and clear, current comp is ~250k, rents for 1600. Thinking about taking some equity out for others investment properties but my mortgage guys tells me condo+investment property+cash out refi is frowned upon and results in higher rate. Any thoughts? I see many discussion on condo units here. Is townhouse in the same category? This was my first investment property and condo was what I could afford with cash. My second thought is to sell and do a 1031 exchange out of state. Your opinion? Thanks Henry
