I'm looking for good companies to insure my properties. I realize landlord insurance is higher than primary home insurance, but these quotes i'm getting are off the chart.

I just closed on my first real estate investment property (I own several, but bought them as primary homes).  I purchased the property using a portfolio lender with 15% down.  How long do I have to wait to refinance, so I can get my cash investment (15%) back or will I be able to refinance for the full purchase price?

The reason for doing this, because I didn’t want to tie up my cash.  Wanted to reuse for another deal or down payment.  

If I make a cash purchase, is there a time limit before I can refinance to get my cash back?

Are any other Plus Members having trouble with the rental calculators?  I upgraded my membership, but I keep getting an error saying "calculators are for Plus and Pro members".

Can a VA LLC own property in another state and are there any tax implications?
