What's the best way to set up an owner carry arrangement?  An attorney, or is there a more economical option?

Homeowner's exemption would still apply, and our lenders would allow for it to be in an LLC, so the note being called is not an issue. I had heard that more is required than simply using a deed to sign it over, however, and want to ensure we take care of it properly...

How difficult is it to transfer a personal residence to an LLC? Is it as simple as signing a quit claim deed?

What's the best way to protect yourself as an owner if you're renting out an accessory dwelling attached to your own primary residence? Should yo put your home in an LLC, is there a better option?

@Jeff Dzado, thanks for the suggestion.  I actually have never been able to grasp the concept of refinancing and putting the equity towards another investment-  I've had a few other previous deals (rental in jackson hole and a flip in hailey), both of which went well-  I would have gladly held onto both if I could have refinanced to pull some equity, but the part I don't understand is how people then cover the increased mortgage payment.  For instance, with the flip, if I had pulled equity and then tried to rent it, the mortgage would have bee substantial enough that it wouldn't have cash flowed.  Can you provide any clarity on that?
