Here are some notes for you:

  • - Filter Criteria: this will depend on the risk that you would like to take and the budget. For this you have to define your strategy first before defining the filtering. 
  • - Learning Resources: learn by doing, go to meetups, you can read many books, though it will need to be up to you to decide. I don't really recommend any because I haven't found one that is spot on.
  • - Location Focus: for multi-family in DFW, as the supply is low you will need to look what fits the best for you. You can focus around Universities, or old town as a start.
  • - Investing with a Friend: You have to create an LLC and a good operations agreement. In general is not that complex to do.
  • - Loan Type and Liability: we have to look at what you are looking for and the loan type. It is always recommended to do it using LLC but not all types you will qualify if you don't have business with the lender or you don't have experience.

    Filter Criteria- Looking at stable rental income and cash flow positive properties, even if the appreciation gain is not that much. 
    Investing
    with a Friend: Do I need to set up LLC in my current state or the state in which I am making investment. Wont LLC comes with additional annual tax filling complexity ?
