Hi,

Is it a good practise to obtain a HELOC loan on a primary home to buy multiple investment properties by putting 20% down?

Will, there be any impacts on credit history or problems when obtaining investment loans for investment properites as I will be using HELOC for a down payment? If I need to buy 3 properties using HELOC should I buy all of them at one time? Or one after another? Which is advisable?

Lastly, any tax benefits if using HELOC for investment properties ?

Thanks

Thank you all for your responses and guidance. These are very helpful.

Honestly, the best guideline is to get educated enough that you aren't evaluating investments based on guidelines.

Thanks, Dave for the reply- Can you recommend some good books/blogs/podcasts that I can read/follow?

Are there more guidelines like the 1% rule that every RE investor should know before investing? If yes, can you please share them?

Thanks Theresa for your reply.

Hi,

Is 6k Closing costs for 135k property normal? How can one get a lower closing costs with less than a point and good APR on a investment property?

Hello

What kind od alternative investment exists apart from real estate and stocks that you have been doing and has good returns?

I am looking into a 12 unit multi-family property and one of my know lender tells that i need a commercial loan. Being new to commercial loans - is there a requirement that will classify a property as commercial? If yes, can you share any lenders offering the loans along with disadvantages with a commercial loan/property or things to watch out for when buying a multi-family property like this?

Thanks John and Jai for your reply.
