I quit my job a year ago and spent the last year flipping and building my rental portfolio.  I can't say I'm upset with the way things have gone but I need a steady income to keep everything moving forward.  I got my real estate license and just parked it as an assistant under my mentor. (She is an agent with ReMax.)  I'm thinking of pulling it out, dusting it off, and getting some listings.  

I have been contacted multiple times by Zillow to sign up as a premier agent.  The cost isn't terrible, a couple hundred a month at the most.  They claim the leads increase 44x that of just listing yourself on their website.  

Does anybody have any experience using Zillow Premier agent?  If so I'd appreciate any insight you can provide regarding getting the most from the service.

That's a very broad question but there's some things that may be helpful to consider. The liquor laws in the US vary greatly for each geographic area.  I'm not familiar with the liquor laws in your area but I've lived in some cities that only provide X number of liquor licenses in a square mile.  So obviously if the area has hit that limit then bar owners or liquor store operators probably wouldn't be your target market.  

I think the key here is: "Who is your target market?" 

If your target market cares about liquor sales...well then you better start caring about liquor sales.

That sounds like a tough situation.  Without seeing it I'm not sure I can provide a great deal of advice.  Regarding the exterior, is there anything in the landscaping that can be done to soften the "looks" of the driveway?  

Once you get inside the house is the driveway an issue? What I mean is, does the sloping lot create a dark interior?  Is the house somehow more or less secluded due to the slope? Does it create water problems inside the home or even a propensity for water problems?  

If any of these are true, perhaps solving those problems would help. For example, create more natural light on the interior or develop a better drainage system to move water away from the home.

I don't see any problem wholesaling as a Realtor. I am a licensed Realtor and there's nothing that says I have to sell properties on the MLS. Now, as a Realtor you have to disclose that you are a realtor but that shouldn't necessarily turn any seller away. You can also waive your commission which may be a reason a seller would choose to wholesale their house instead of listing on the MLS.

One thing to consider though is what your Broker would think of your choosing to wholesale the deals instead of listing them on the MLS. Your Broker probably gets a percentage of your commission. If you don't make a commission neither does your broker. Some brokers may not care but then again, some might.

Congratulations.  I am starting out in Atlanta as well.  I plan on taking my Real Estate licensing courses in December.  I think I've decided where to take them but would love your recommendation if you're happy with the courses you took.

Newbie Question! I'm getting ready to do my first flip and am evaluating my financing options. Can somebody lay out for me (or point me to another post or article) all the costs of a Hard Money loan? Like, if the interest rate is 10% is that an APR or is it compounded more frequently? If the loan term is 6 months but I wrap up in 5 months do I still owe 6 months of interest? Is there a prepayment penalty? Are points negotiable? What other "closing costs" can I expect? Title insurance? Appraisals?

I'm sure there are things that I don't even know I should be asking.
