@Johnson Yu Hi Johnson, I currently have 3 doors in Canada but I am also looking to cross-border invest! I'm located in Ontario and looking into Louisville KY at this time. I've connected with another cross-border investor from BP who I'll be having a call with in the new year. I can let you know how that goes as well as my meeting with a cross-border taxation specialist that focuses on real-estate. Good luck and it's great to see so many supportive responses in this thread.

@Brent Moreno Your podcast episode with your partner was great! So much creative and inspiring information. My husband and I are definately interested in opportunities in Mississippi in the near future.

@Filipe Pereira thank you for your thoughts and advice. It certainly wasn't the main grounds for the decision. It was made based on full application screening including credit check and employment verification which were not strong in comparison to other applicants I had received at that time. You bring up great points to be mindful of, much appreciated!

@Filipe Pereira had a great point about surface background check! I have gone so far as to review publicly posted comments in photos and whatnot. I had an applicant and his girlfriend apply to a property and when I checked his FB account and looked through comments of him and his girlfriend who he applied to be on the lease, I saw comments stating along the lines of how they are a new couple and how he jumps from relationship to relationship. They also listed 3 dependants on their application and when I checked on social media, they had 3 or 4 additional children from other relationships. It was concerning that they most likely will be super tight for rent and may not be in a stable relationship to provide regular double income. 

@Jamie K. great question to ask and I'm sure you will follow your intuition and do a thorough check to best you can and make the right decision! Congratulations on your first rental property!

For me as a new investor, my why is to work hard and smart towards financial freedom and to have the flexibility to spend time with my kids and my fur-kids.
