I would be interested in meeting up. I'm from the Central Valley (Clovis/Sanger) area. I'm a property manager and house builder looking to partner with investor for a profit split on new construction. Is it too late? Did the meeting already happened?

this is the process I follow:

Rent due on the 1st with a 5 day grace and after it's 10% late fee (NEVER forgive a late fee). It's the only way you can "train your tenant to be timely".

After the grace period, I immediately serve the tenant with a 3 day notice to pay or quit if I don't collect after the 3 days, I immediately commence the eviction service. It can take me 30-60 days to evict the tenant with a writ of possession. When you start the process early you get your property back much sooner.

Some states/counties have a minimum size requirement to build a SFR. In my area 2 acres will suffice.

I have a background in Accounting (CMA) but have been in the construction business (Building House as Owner Builder) and property management (I Manage 2 Multi Unit Apartment Complexes for a business associate). I have also been involved in franchising as an Area Representative for a nationally recognized automotive repair shop. I would like to get to know other members in the area in order to exchange ideas. Please make yourself known if you are in the area. Anything I can do to improve the exchange of ideas? This is my cup of tea! First, I would make sure that the 3 acre lot is NOT irregular (square, rectangle, and trapezoid are best). Secondly, does it have a good water well and electricity near the property? Thirdly, make sure it is near a mayor metropolitan area within 10-45 minute drive. I'm constantly looking for these types of properties to build a McMansion (2800-3900 sqr. ft.) with my pre-engineered panelized home system. In California, I can build it for $60-75 per sqr. ft. And sell to a gentleman farmer/horse lover for a retail price of $105-110 per sqr. ft. One has to make sure that the property is buildable (RR-rural residential) is best.
