My best advise is to go out and network at lot!!! By networking you will meet a lot of real estate professionals, get an understanding of what they do and build good genuine connections. Second, connect with a local agent and go out and see some houses so you understand what homes are worth! Lastly, read a lot of books, listen to podcast and educate yourself. You can go 100% for the acquisition and rehab as long as you have experience in the last 3 years and you're not more than 70% of the ARV.

That money is not cheap, but it's out there.

In my experience, I've never come across a lender who would offer 100% financing for both the purchase and rehab. Seems too risky IMO unless they charge an exorbitant amount in fees at exit... but who knows, maybe they're out there. I typically see lenders offering either 90% LTC or 75% ARV LTV with the rehab 100% financed, depending on experience and what not.


 It sounded really fishy. It is too good to be true

I've never heard of a lender offering 100% financing on a deal. Not sure what the other posters in this thread are talking about.

The only way you can pull off 100% financing in my experience is if you bring in hard money(or similar) to fund 65% of the purchase and 100% of the remodel, then bring in private equity to fund the remaining 35% of the purchase.

I was talking to someone yesterday because I have a house about to close and just thinking that is too good to be real. That's why I asked the question.
