Hey guys - 

Newbie here! Thinking to put an offer on a property. The cost is low enough where I can purchase it all cash and that's the requirement in purchasing this single family home. The home is in rough shape but in a very developing neighborhood. Current tenant has section 8 and is paying very good rent. I'd like to keep this property as a rental, and leave it and the tenant as is for time being. 

However, I don't want to have my cash tied up. Is it possible to put a mortgage on this property once I own it? Would this be considered a cash out refinancing?

@Lien Vuong I tried! Called several times but he didn’t pick up and his mailbox is full. I sent an email 2 days ago and still nothing.. I guess I’ll keep trying..

Hey guys - taking the first step towards flipping and the first property that made sense was an REO. Broker made a note that BEST AND FINAL was due by a certain date so I submitted accordingly. I think I have a strong offer:

- I went 4K over asking (it made sense based on comps)

- cash offer

- 3 weeks closing

- inspection limited to environmental and structural issues

It’s been a week and my offer is still under review. I know it might take a while with REOs but how long is a while? Thank you!
