Investment Info:

Single-family residence fix & flip investment.

Purchase price: $182,000
Cash invested: $46,000

This house was listed on MLS. After months on the market, I made an offer over $20k under the asking price and it was accepted.

What made you interested in investing in this type of deal?

I am a sucker for houses with character/old houses, so I had my eye on it;)

How did you find this deal and how did you negotiate it?

This house was listed on MLS. After months on the market, I made an offer over $20k under the asking price and it was accepted.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

Left some of the character while adding modern amenities, brought it up to code, and staged it.

What was the outcome?

A beautiful home that profited well.

Lessons learned? Challenges?

Have a ‘plan B’ and be ok with it. Pivoting isn’t losing, it’s strategic.
