Post: Privacy fence installation price

I have tenants in a rental property and they are having trouble with the neighbors.  I want to have a 6ft vinyl privacy fence installed. I’ve had a few quotes come in and they are between $4500 and $5500.  The fence is going to be only on one side of the property and is about 125ft long.  Does this price seem reasonable?

@Victor Baronich thanks so much! So many people tell me I’m crazy when I tell them my goals. I’m 27 years old and I tell people I want to be retired at 35 and they think I’m nuts! When it’s time for me to start a family I want to be home for that. It’s always inspiring to hear others have been successful with this path!

I’m about a quarter of the way through Cashflow Quadrant and it is blowing my mind. I don’t know anyone else who has read it so here I am. Haha. I have to put it down because it is too much to comprehend sometimes 🤯🤯🤯

Cash invested: $6,000

I bought this property with an FHA loan. I just moved out and through property management will be renting it out. I will be breaking even as far as cash flow but someone is still paying my mortgage.

Purchase price: $22,000
Cash invested: $20,000

My Dad and I bought our first deal in Beaver Falls, PA. We paid $22,000 cash for the house and hoping that after a few months and about $10-15,000 in repairs we will be able to collect about $800/month for rent.

How did you add value to the deal?

mild cosmetic finishes (paint, carpet), updated electrical and replaced roof

What was the outcome?

The property is currently listed for rent for $750/month

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes. The electrician and painter did a great job. I can send along any information for those that are in the Beaver Falls area.

I am filing my first LLC. I have tenants moving into my first rental property November 1st. I am using a property management company. Is it okay that I use their company name and address as "company's commercial registered office"?
