Nathan I understand and respect what your saying, and most definitely intend and have already started taking steps to getting my situation straightened out. Although I am determined on making this happen one way or another, but thank you for your feed back.

Will thank you very much. This is great advice. I was not aware that there were long term harmony loans. I've herd about owner finance but don't know too much about it. I will definitely look further into both options. Thanks once again.

Me and my wife are looking to buy our first investment property, before our lease is due in four months where we currently rent. We have a down payment ready to go. However our credit is poor, and I have been working under the table for quite some time, therefore have no proof of income. We’ve spoken to a few real-estate agents and lenders, and all say it won’t be possible. Is there anyway it can be done?
