This thread has been hugely eye-opening. Thanks again, @Tyler Jahnke and everyone who contributed. How was your trip to Bogota, by the way? I was born there but I'm not really familiar with the country in general.

Good luck in your investing adventures and you are welcome to contact me if you need help with financing.

As long as there are multifamily properties that cashflow well I'd be more than willing to move there :)

My understanding is that you can, as long as you provide the lender a reason as to why you needed to move and acquire a new residence, Hamid (in my case a new job/contract.) I'm sure someone will correct me if I'm mistaken.

(Per my lenders advice)

Thanks, Pat. I've already experienced the rocky relationship between lenders and travel nurses first hand, but luckily it hasn't been a big obstacle so far. And I hear you on Kaiser, they've been my favorite hospitals to work for in California so far.

I live in Sacramento and can tell you that Nurses here make pretty good money. Depending on your background you could potentially get a very nice position. I have a few friends in the field.

I am a real estate agent, feel free to reach out to me if you'd like to explore possibly buying a multi unit here. I can provide info on areas, costs, expected return, as well as find you something worth investing in.

I'm in the process of refinancing my house in Miami, Account Closed once that's done, I'll know how much I will have for a down payment and we can go from there. Sacramento is probably at the top of my list for multi units. Thank you!

Thank you for the info guys.

I'm actually a travel nurse, and in case you haven't heard about us, we're nurses who work short 3-month contracts, which makes it fairly easy to move around.

My plan is, once I find a property that I like, I can move there and stick around that area/city by simply extending my contract, and fulfilling my FHA one year obligation that way. Once that's done, rinse and repeat with another property in the same city or in another one.

Not sure I'd want a permanent job in Sacramento due to that hot weather. The heat is what drove me away from Florida lol. But I can stick it out anywhere for a year (or two) if I find a good deal.
