Owner moved the fence to where it belong and we closed the deal. I ended up buying the property 8 months after the inicial offer. it was worth it, property is a duplex and  is 4 minutes from the International Airport in Puerto Rico and touristic areas like Piñones, Condado and Isla Verde.

Saludos from Puerto Rico, Im buying a multifamily and the appraisal shows an encroachment. The owners have evidence that they bought the land from the municipality of Carolina PR but they never add it to the hard copy of the property. Any advise on how to modify the hard copy or how to deal with this to be able to get the loan? (Im buying with VA) Thank you. Héctor Iván

Here in Puerto Rico I’ve being hearing the same with appraisals. What is ESP? Sorry for the ignorance

Thank you for your response, my concern is that in the PDF of the actual appraisal it appears a price lower than what I was charge. Thank you

Hey Bigger Pockets Community!

I'm in the process of buying my first home/investment property with VA Loan.

I already tried to buy a house but the appraisal came up lower than the price of sale and the owner wasn’t willing to lower the price.

That being said I'm submitting the paper work for an appraisal on another property. And the bank is charging me $670.00 AGAIN.

In the previous negotiation the appraisal says it was for $395.00.

Is that OK? Why the banker is charging me more?
