Hey guys! I'm looking to link up/work with a seasoned real estate investor in the DFW area. I would not consider myself a complete newbie when it comes to real estate. I have a rental property and have invested in new construction and done rehabs but I know there is still so much for me to learn in the space. Especially when it comes to creative finance strategies, doing SubTos, Lease Options, Wraps, Foreclosures, Wholesaling, etc. The past year I have been doing a lot of reading and watching videos from top performers in the space, basically trying to educate myself as much as possible in real estate and investment strategies. I have a full-time job, my focus being project management for the past 8 years. I make time for my real estate endeavors during the week as well as weekends. I have a very strong work ethic and I'm eager to learn and grow in this space. I am passionate about real estate and would love to have the opportunity to learn from someone while at the same time provide value and make meaningful relationships. I am not looking for any sort of payment, just trying to gain knowledge and hopefully help someone who may be looking for a driven individual with a great attitude. Thank you!!

I believe the subto community when they say it's not an issue, as long as they were saying that before 2022.  My opinion is the higher interest rates and tighter lending standards are causing banks to look for other opportunities to shore up their holdings.  If you were holding a loan that was paying you 3% and you found that you could call it due and essentially get double the interest, why wouldn't you do that?  Sure, there's a chance that the borrower could default and you're stuck with a foreclosure, but I would think it's worth the risk.


 100% agree Billy. They are well within their right to do this, so why would they leave money on the table..

We buy loans on the secondary market. We have a loan that was sold sub to and we did due on sale clause. Borrower / buyer flipping out telling attorney we can’t do this. Umm. Yes we can

Foreclosure is scheduled for February 6th.


 Hey Chris, from your perspective, what would you request from the buyer in order to avoid following through with the due on sale clause?

Hey guys been reading up on subtos and other type of real estate investment strategies. People like Pace Morby make it seem like there is zero chance whatsoever the due on sale clause would be triggered. I find this hard to believe. Curious on your experiences with doing subtos and general thoughts on this investment strategy. I have not done one of these but would like to in the near future. Feel free to drop your thoughts below. Thanks!!

Hello, new member here. Read Brandon Turner's book on Managing Rental Properties, what a great read! Excited to continue my real estate journey. 

Anybody had trouble accessing the property management forms that we were able to download from the site? Was able to download them but they won't open up...
