Thanks for the quick response. End buyer would be an owner-occupant, retail buyer. Almost all REOs in that area have foundation issues, making it difficult on retail buyers to handle the cost of repairs and meet a banks appraisal. ARV is around $115k, prices of REOs are around $55k-$70k with those on the bottom needing more in repairs of course.

I'm considering buying a property in an area of town that is getting hit by new foreclosure listings. Should I be concerned in my After Repair Value, even if I still see remodeled homes being sold as well?

Is anyone having success buying REOs in or around the Austin, TX area less than 65% of ARV?
