@Dave Spooner, this is the only thing I do not like about Innago from my research thus far:

Your tenants will be charged 2% capped at $2 for each ACH transaction

Do y'all not "hold" the money for a few days like Cozy did and make a little off the interest?  I know it's not a huge fee but I'm looking for a free option for my tenants.  I understand the fee for a credit card payment and I'm good with that.

I just got moved to Apartments.com and I do not like it.  They deactivated my listing on Cozy in the middle of trying to lease it and I've struggled all morning trying to get my listing activated since the transition.  The whole set up seems similar but it sucks 5 times as much now...lol  And what I was told on the phone I'd see when I clicked on the 3 green dots isn't there on my browser.  I tried another browser and it was showing no properties under my account!?!?!?!

I have 4 addresses in one complex and Cozy allowed me to use a property name and then list as units (which was the address of each unit).  Now apartments.com makes me pick an address for that property.  I cannot just name it Mountain St.  I have to name it 14 Mountain Street and then list 16 Mountain Street for rent at 14 Mountain Street.

Needless to say I will be converting to something else soon as I am not happy with how long this is taking to get my listing populated and the new things it forces me to do now...

Cozy you were amazing!  Apartments.com you are terrible...lol

I'm gearing up to contest one right now. Properties in my area are selling like hot cakes and the appraiser used terrible comps and appraised my 2 both below $100 per sq ft. I easily found 5-6 that sold well above that are similar sized and in similar shape (my duplex was just finished - BRRRR). I figure it's a waste of time but if total rents are $2125 and $3125 for each there's no way they should have appraised for 150k and 250k... And of course they listed the income appraisal approach in each report as 208k and 297k. I figure it's a long shot but if they don't come up there's no way I'm refinancing, just doesn't make sense.

Yeah count me in as well, I'd like to move towards some type of commercial real estate in the future.  Self storage, medical, or other business that would be COVID proof.

I'd love to pick up one in my area!  Seems like more up side than dealing with tenants.  And I need 1 unit to store all my extra flooring, tile, wood, etc...

Not sure what area you are in but Regions in the SE had a great deal on a HELOC, no fees if you keep it open a year and a great low rate for the first 6 months (if I remember correctly). I opened one up to allow me to buy with cash and pay for the rehab.
