Cozy and check by mail for me.  I have one that sends a money order in the mail, the rest use cozy.  No issues so far.  My latest tenant paid 1st months rent and security deposit in cash, I was thrilled!

I just started adding more and more additional principal each month until I got to double payments.  And to make it even more of a game, I put a picture of a house on the fridge with boxes with a number (counting down) that represented each 1,000 left I owed.  Kept us on track and we colored the boxes in as we got closer to zero.  I'm almost there and the closer I get the more extra money I'm piling up to just write a check to pay it off.

Set us a series LLC since you are in Tennessee. Put 3-4 properties in each series. My thoughts at least...

I agree with above.  And in my case, I've got a small pension, 401k, IRAs and real estate.  My thoughts were at least 1 isn't going to pan out so I needed a back up and then a back up for the back up.  My goal is to replace 1/2 my W2 monthly income with rental income by my retirement.  And I should be able to replace all my W2 income with retirement savings (mix of my pension, 401k and IRAs).  That's my goal at least...

Yeah I bought a 4 Plex and was expected 2 of the units to be vacant.  A new tenant was moved in during our due diligence.  I got lucky that she is a neat freak and is paying on time.  She's the only one that doesn't pay online, but everything else has been positive.

Next time I'll make sure I put in my offer that it the vacant units are to remain vacant.

I've got one tenant that mails me a money order instead of paying through Cozy.  I've considered offering to just swing by and get the cash.  And I just had a new tenant pay their first month and security deposit in cash, I almost wanted to hug him...lol

Looks like you need to get a label made up and stick it on the dumpster.  Then call them back!  Any sign place can make you a sticker.  Get creative!
