@Michael Henry, I think if it were me, I would want to know what other *needs* might be lurking... could you ask them to communicate anything that they are aware of that may need attention (with the shared understanding that you may not be able to get to everything immediately)? That would allow you to prioritize the TO DO list (base in what you feel is need vs. want, as well as what you can afford) as well as communicate your intent to offer a well-maintained property.

@Ryan Rush, I don’t know if this is helpful or not, but I use the home inspection to help me decide what “needs” to be fixed related to safety and/or solid home maintenance principles... and prioritize my TO DO list that way.

I’m glad you shared your story... if selling part of your portfolio would increase your comfort level, I wouldn’t think of it as a step backward... maybe a step forward, to protect the remainder of your portfolio, your family’s interests, and your peace of mind. Good luck!

@Wesam S. — sounds like one thing that might be helpful is to set up some boundaries. Perhaps they could make a list and you could set up a weekly/monthly time to connect to discuss the items in the list. This would eliminate you taking calls 24/7, and would also give you a chance to prioritize what you need to tackle and/or can afford to tackle financially. If you are just *done* with these tenants, you could always offer a financial incentive for them to leave ASAP.

@Shannon Richardson, your inspection should include the roof... I find that the inspection also gives me a prioritized TO DO list for all but cosmetic issues.

@Shannon Richardson, I watched your video... it was difficult to see, but it doesn’t look inhabitable to me! I think I saw some stains on the ceilings — I would get someone to check to see if your roof needs attention; if not, a little paint would go a long way there. I saw one window A/C unit that looked like the walls around it needed some attention and the paint color choices in the 3rd unit could be toned down a bit... otherwise from the video, it didn’t look too bad? I like the wood floors!

@Sinil Kim, any info from seller as to what kind of tenants they have been? Have they been there a long time? Do they pay their rent on time? Do they take care of the place?
